Buy
Buy a home without drowning in tabs
The Columbus listing feed is loud. From the Westerville office we narrow it to streets in northern Columbus that match how you actually live — then write the offer like we have done it before, because we have.

The work
How a purchase actually runs
01
Range, towns, must-haves
We start with budget, timing, and the daily-life constraints that portals ignore: school commute, one-story, a yard the dog will not escape. If you are split between Westerville and New Albany, we will tour both in one afternoon so the difference is in your notes.
02
Showings that mean something
We do not send you a hundred pins. We send a short list, walk the houses, and talk through what an inspector is likely to flag. Construction-minded agents on this desk (Zac especially) will say when a pretty kitchen is hiding a tired roof.
03
Offer, inspection, close
Terms matter as much as price in this market. We draft, negotiate, and keep the calendar honest through inspection, appraisal, and the closing table at a local title company.
Programs
Programs, first homes, second homes
First-time buyers in Ohio have real options — down-payment help, education requirements, income limits that change. We keep a living note of what is current and introduce you to a lender who works those files, rather than reciting a 2022 flyer. If you are looking at Hocking Hills as a second home, that is a different purchase. We will say so up front.
Questions we hear on first calls
- Do I need a pre-approval before we tour homes in Westerville?
- If you are financing, yes — or at least a lender conversation far enough along that you know your range. We can introduce local lenders; we do not require you to use one.
- Which northern Columbus areas do you work?
- Westerville (our office), Worthington, New Albany, Dublin, Gahanna, Powell, Lewis Center, Clintonville, and second homes in Hocking Hills. If your search spills into a neighboring township, say so — we will tell you if it is in our daily map.
- Will you write an offer the same day we tour?
- When the house and the numbers are right, yes. We would rather you sleep on a maybe than rush a no. You will leave a showing knowing what we would bid, and what we would not.
